The new regime introduced by the Act will take shape over the next 18 months, but those who design, build or manage high rise buildings are being urged to get ready for the changes to be introduced through the act.
The Building Safety Bill has completed all parliamentary stages and today received royal assent. The Bill now becomes an act of parliament.
The Government published an Outline Transition Plan along with the draft Building Safety Bill in July 2021. According to this timeline, a number of changes will come into force within the first 12 months, including extending the limitation period of the Defective Premises Act 1972 retrospectively and applying this Act to refurbishments prospectively, with the bulk of the new provisions in the Bill to come into force within the next 12 to 18 months. We will provide further updates regarding when particular aspects come into force when this becomes clear.
In any event, those who design, build or manage high rise buildings are being urged to get ready now as many of the new responsibilities, competency requirements, safety procedures and regulatory requirements will require a step change to achieve compliance.
