How can the BSA tool help you?

 While the BSA is often associated with cladding and high-rise residential buildings, the changes brought into force by the BSA impact all built environmental stakeholders. Developers, contractors, designers, construction product manufacturers, housing associations, local authorities, education estates, healthcare providers and investors all face distinct obligations under the legislation, yet many organisations remain unclear about what the changes mean for them in practice.

How the tool works

As part of the digital innovation that has led to Browne Jacobson being recognised amongst the Financial Times Top 50 European Innovative Lawyers, the BSA Tool is a dynamic digital tool that gives organisations tailored guidance on their likely obligations following the changes brought into force by the Building Safety Act 2022 to the regulation of the design and carrying out of building work. By answering three simple questions, users receive tailored guidance based on their organisation type, location and built environment involvement, making it easier to understand the likely impact of the regulation and identify issues that may require further consideration.

Rather than presenting generic information, the tool adapts content to each user's individual responses. This creates a more personalised experience and enables users to quickly understand why the BSA matters to them without having to navigate complex legislation.

By making the guidance more relevant, practical and actionable, the tool provides an accessible starting point for organisations to understand their responsibilities and risk.

The tool then offers users the opportunity to explore those responsibilities and, importantly, the management of any associated risk, with Browne Jacobson's multidisciplinary team, who support stakeholders to understand, assess and implement the policies, procedures and record-keeping systems necessary to manage risk.The initial launch will focus on the design and construction phase, with an occupation phase update and further sector-specific communications planned as the tool develops.

The tool provides an accessible starting point for organisations looking to better understand their responsibilities, while creating opportunities for our teams to engage with clients on the issues most relevant to them. Rather than simply providing legal information, it encourages organisations to think about how the legislation applies to their own circumstances and creates a natural opportunity to explore those issues further with our team.
