UK and Ireland law firm Browne Jacobson advised North East Lincolnshire Council on the sale of Kiln Lane, Stallingborough to Associated British Ports (ABP). The deal exchanged contracts on 1 December 2023.
ABP is acquiring land, including neighbouring properties from various landowners, to consolidate the 227.5-acre Stallingborough Interchange site. The prominent Stallingborough site is earmarked for commercial port opportunities including automotive, bulk warehousing, distribution and logistics uses, advanced manufacturing, as well as green energy initiatives. ABP offers large areas of development land across a wide range of strategic port locations, attracting investments and development both locally and nationally.
North East Lincolnshire Council’s priorities and vision for the region are to create a stronger economy and community by innovatively working with partners in the public and private sectors, the voluntary and community sector.
The Browne Jacobson team was led by Kassra Powles, Partner in the real estate team, who was assisted by specialist associates Ayesha Khalique, Louise Hunt and Jonathan Allen.
Kassra Powles at Browne Jacobson said: "I am pleased to have led the Browne Jacobson team in advising North East Lincolnshire Council on the sale of Kiln Lane. This strategic transaction marks a significant step towards the realisation of a substantial development scheme, showcasing the potential for growth and investment in the region. We look forward to witnessing the positive impact of this sale on the local and national development landscape.”
Cllr Philip Jackson, Leader of North East Lincolnshire Council said: “The sale has realised the opportunity to see development accelerated at Pioneer Business Park at a pace and is likely to bring with it a variety of benefits, including additional investment, facilities, and jobs locally. I’d like to thank ABP for coming to the table with the proposals, and for creating what will be one of the biggest single developments in the area in recent times.”

Investment Zones - getting the country working, building and growing
Investment zones have been introduced by the Conservative party to get the United Kingdom (UK) ‘working, building and growing’. They are to be designated sites which provide time-limited tax incentives, streamlined planning rules and wider support for local growth to encourage investment and accelerate the development of housing and infrastructure that the UK needs to drive economic growth. Processes and requirements that slow down development will be stripped back with the intention of attracting new investment.

This is unsurprising, LPM is crucial if lawyers are to add value by controlling budgets, communicate pro-actively on risk mitigation and costs, and manage time by resourcing to deal with pinch points in the project.
