Sarah helps retail occupiers, developers and investors complete complex commercial property transactions, bringing a combination of senior private practice expertise and in-house experience that clients say consistently gets deals over the line.
Sarah's practice is focused on three core areas:
- Retail property – retail store rollouts; estate portfolio rationalisation; portfolio acquisitions and disposals; complex phased relocations; lease re-gears and re-developments; solar agreements; structuring letting arrangements for omni-channel retail environments, including future-proofing commercial leases against the operational realities of modern retail.
- Development – development agreements; land promotion agreements; overage and clawback arrangements.
- Investment and offices – investment sales and purchases; office relocations; and lease re-gears.
Before joining Browne Jacobson in 2001, Sarah spent five years as an in-house lawyer at Boots, giving her a direct understanding of how businesses make decisions, what matters commercially, and the internal pressures that determine whether a transaction completes. That experience directly informs how she advises clients today: practically, with a clear focus on outcomes, and without unnecessary complexity.
Chambers and Partners and Legal 500 both recognise Sarah as a leading specialist in real estate and retail property. Clients describe her as the 'go-to' person for "those complex, time-challenging transactions."
Sarah leads Browne Jacobson's national real estate practice, a 130-lawyer team spanning eight offices across the UK and sits on the firm's Executive Board.
Sarah acts for a range of well-known businesses including The Range, PureGym, Sofina and Tech Data. She speaks regularly at training events for the Property Managers Association and delivers bespoke client workshops strategy (including contract negotiation, 'green leases' and landlord and tenant updates).

The Range - acquisition of Homebase
Acted for The Range on its acquisition of Homebase, including the assignment of 57 stores, successfully meeting a challenging deadline for the client
Logistics client - acquisition of new warehouse and distribution hub
Acted for household retailer on its acquisition of a new build warehouse and distribution hub, a critical requirement for the client’s continued expansion programme.
Gateway 14 Stowmarket Employment Park
Acted for Gateway 14 in the acquisition of two substantial development sites in Stowmarket, to be developed as an Employment Park.
Motorsport Vision Aston Barclay Donington Park
Acted for Motorsport Vision Limited in the grant of a lease to Aston Barclay at Donington Park – a great addition to this site.
